A managed office is the middle ground between leasing raw shell space and renting co-working seats. You get an entire office — fitted-out, furnished, and serviced — branded and laid out for your team alone, but you don’t sign a 9-year lease or hire an admin team to run it.

 

You tell us how many people, what you need, and when you want to move in. We hand you the keys.

Companies of 30–250 people who’ve outgrown co-working but don’t want to lease, fit-out, and operate an office themselves. Series B and later startups setting up their first “real” HQ. India offices of international companies who want a branded space without the local operational headache. Established businesses relocating or expanding into Gurugram who’d rather move in next month than spend nine months on a fit-out.

If you’re under 20 desks, our co-working centres are usually a better fit — we keep the managed-office product sized for teams that need a whole space.

Frequently asked

How is this different from co-working?

Co-working is shared — you take seats inside a building we run for many companies. Managed Office is private — you take a whole suite, branded as you, used only by you. Same operational backbone, very different product.

How long is the commitment?

Typically 2–5 years. Shorter than a conventional lease, longer than co-working — that’s the trade-off for getting a private, custom-fitted space without the capex.

Can the office be designed to our brand?

Yes. We design and build to your specs — colour palette, layout, meeting-room ratio, cabins vs open seating, pantry size. You sign off the drawings before we build.

What about scaling up or down?

Easier than a lease, harder than co-working — because the space is built for you. With reasonable notice we can expand within the building if there’s adjacent inventory, or restructure your suite.

Is it GST and registration-ready?

Yes. The address can be used as your principal place of business and the centre is GST-registered.

When is Emaar Colonnade live?
